What is Planned Maintenance?
RBH has completed it’s 3 year ‘Raising the Standard’ programme whereby £120m was invested in repairing and modernising Rochdale Council homes to bring all properties up to the government’s Decent Home Standard. Following on from the successful completion of the Raising the Standard programme, our ongoing challenge is to maintain the Decent Home standard and continually improve all Council properties across the Borough. We carry out a rolling programme of property surveys to inspect and record the condition of Council properties across the borough. This information enables us to identify the work required to properties. RBH receives a limited amount of funding to carry out this work and it is vital that we are able to demonstrate that the programme of works is cost effective. We obtain value for money by batching works to attract economies of scale and minimise costs and considering the long term sustainability of certain properties helps to ensure that funds are targeted appropriately. It is equally important that the works we carry out bring real benefits to tenants. In prioritising the works we, therefore, consider factors such as:
We aspire to incorporate the ‘Lifetime Homes’ standard where possible to help tenants and prospective tenants to overcome problems of inaccessibility and inconvenience - from those with young children through to frail older people and those with temporary or permanent disabilities |
