Our promise to you
We will provide information on the caretaking service:
We will meet all statutory and health and safety obligations, specifically:
Estate Environment
We will clean and maintain all communal areas, which includes:
- cleaning, disinfecting, sweeping & mopping.
- arranging Graffiti removal within 2 weeks. Offensive/racist graffiti within 24 hours.
- refuse removal including excreta and sharps
- help with the removal of bulk rubbish in liaison with RMBC Client Services.
- arranging for the removal of abandoned vehicles.
- minor Garden maintenance in empty properties.
- helping new tenants move in (high rise flats only).
Estate Security
We will:
- ensure that empty and abandoned properties are secure.
- maintain all security equipment and provide instruction to new tenants on the operation of security alarms, where applicable.
- carry out routine security patrols on the estate.
Maintenance/Minor Repairs
We will:
- check and maintain communal lighting.
- clear blocked refuse chutes and drains in communal areas.
- arrange routine maintenance of communal fixtures and fittings.
- check the safe operation of fittings and equipment in communal areas and report repairs where necessary.liaise with other agencies (such as Grounds Maintenance, Street Cleansing, etc.) to ensure that agreed services are being provided effectively.

Your Responsibilities
You must take proper care of the property, abide by the conditions of your tenancy and specifically:
- arrange the removal of unwanted bulky equipment (e.g. fridge/freezers, cookers, washing machines, furniture, etc). Rochdale Council’s Environmental Management Service provide a bulk refuse collection service and their charges start at £16. Call them on 0845 226 1800 for more information.
- dispose of litter appropriately in order to maintain the appearance of the estate.
- keep your garden clean and tidy to avoid transfer of wind blown litter to other areas.
- treat communal areas and equipment with respect.
- ensure that your pet does not foul communal areas on the estate

- College Bank caretakers are available 24 hours through the Concierge Service (via Intercom). 7 caretakers (1 per block) are on duty weekdays 8:00am to 4:15pm. 1 caretaker covers all other times.
- Dog fouling – removal call contact 0845 226 1800
- Drug related litter – Sharps Team - contact 0845 226 1800
- Household rubbish can be taken tothe civic amenity sites at Chichester Street in Rochdale, Peel Lane in Heywood or Spring Vale in Middleton. Tel: 0845 226 1800
